Is apartment black mold under carpet an urgent fix?« Back to Previous Page

The AC in my apartment in Jumeirah Lakes Towers has been leaking a little bit onto the carpet for the last week or so. I just pulled the corner of the carpet back today and found a big patch of black mold on the concrete floor underneath. With this humidity, how quickly do I need to get a professional to handle this, or is it something I can treat myself this weekend?

Based on your description, this is an urgent situation that requires immediate professional attention, not a DIY project this weekend. In the high humidity and constant AC usage of Dubai, particularly in Jumeirah Lakes Towers, mold growth is accelerated. The leaking AC unit has created a persistent moisture source, and the carpet has acted as a perfect incubator, trapping moisture against the cool concrete slab—a prime condition for rapid mold colonization.

The black patch you see is likely just the surface manifestation; the hyphae (root structure) will have penetrated the concrete pores, and spores may have disseminated into the apartment air through the AC system. Attempting to clean it yourself with over-the-counter solutions is highly inadvisable. Disturbing the mold without proper containment, such as pulling the carpet, risks a significant release of spores, amplifying airborne contamination and potential health risks. Furthermore, improper biocides can leave behind allergenic fragments and resistant colonies.

UAE regulations, particularly Dubai Municipality's public health and safety codes, emphasize the responsibility of property owners and tenants to address indoor environmental hazards like mold to ensure a safe living environment. A professional inspection is critical to assess the full extent of the contamination, identify the exact species (some black molds are more hazardous than others), and formulate a remediation plan that includes source correction (fixing the AC leak), containment, proper removal, and post-remediation verification to ensure it is truly resolved.

For a situation of this nature, we strongly recommend you contact a certified professional immediately.
