Is bathroom ceiling mold a DIY or professional job?« Back to Previous Page

The ceiling in our master bathroom has these black splotchy patches that seem to be getting bigger, especially around the AC vent. It’s been really humid the last few months and I think the ventilation just isn't keeping up. I’m worried about it spreading to the walls but not sure if it’s a simple clean-up job or something more serious that the building management needs to handle. Is this something I can tackle myself with bleach spray, or should I call in a professional?

That depends entirely on the size of the patch and whether it's on the surface or coming from inside the ceiling. For a small surface patch (less than one square foot) caused by shower steam, a DIY approach can work. However, the location near the AC vent in Dubai's high humidity suggests a more systemic moisture issue.

First, identify the source. The black splotchy patches are likely Cladosporium or sooty mold, both common here. Wipe a small area with a swab dipped in diluted detergent. If the mold wipes off, it's surface-level. If the stain remains deeply embedded in the plasterboard or paint, the moisture has penetrated and the material is compromised.

Bleach is not recommended; it's mostly water and can feed deeper mold roots while only bleaching the surface colour. Use a dedicated fungicidal cleaner instead. The real fix is controlling humidity. Ensure your bathroom's exhaust fan is working and runs for at least 30 minutes after showering. Keep the AC on to help dehumidify the space, even when you're out.

If the patch is large (over 3-4 square feet), recurring after cleaning, or you suspect a leak from the apartment above or from the AC condensation drain line inside the ceiling, it becomes a professional job. Building management should be notified to investigate potential leaks in common plumbing. For persistent issues, a professional inspection can identify the exact mold species and moisture source, which is critical for a permanent solution in our climate.
