Is bathroom ceiling mold my or landlord's responsibility?« Back to Previous Page
|
The bathroom in my studio in Jumeirah Village Circle has had black spots creeping up the corner of the ceiling for the last two months. It's definitely gotten worse since the humidity spiked, and the smell is getting really strong. I've wiped it down with vinegar, but it just comes right back. Is this something I'm responsible for fixing myself, or should my landlord handle this since it seems like a ventilation or leak issue?

Based on the symptoms you've described—black spots spreading on the ceiling, a strong musty odor, and recurrence after DIY cleaning—this is a clear case of active mold growth, a common issue exacerbated by Dubai's high humidity and constant air conditioning use.
The responsibility for remediation hinges on the cause. In the UAE, tenancy law (Law No. 26 of 2007) generally places the responsibility for maintenance of the property's core structure and essential services on the landlord. This includes fixing leaks from plumbing or the building's exterior and ensuring that installed ventilation systems are functional. The mold you're seeing is likely a symptom of a larger problem: inadequate bathroom exhaust ventilation or a hidden leak from an upstairs unit or within the ceiling void. The persistent humidity and condensation from showering, combined with poor air extraction, create the perfect environment for mold. Your attempt to clean it with vinegar is a temporary measure; it does not address the underlying moisture source, and the mold will always return. Furthermore, improper disturbance can release harmful spores into the air. You should immediately notify your landlord or property management company in writing. Clearly state the issue, that it is worsening, and that you suspect a ventilation or leak-related cause. Request a professional inspection to identify and rectify the moisture source.
