Is bathroom mold a tenant or landlord responsibility?« Back to Previous Page

The grout between the tiles in my master bathroom shower has been turning black with mold, and it’s spreading to the ceiling. We’ve lived in our Discovery Gardens apartment for over a year and it’s gotten much worse since the humidity kicked in a couple of months ago. I wipe it down with bleach weekly but it just comes right back. As a tenant, am I responsible for fixing this, or is this something the landlord needs to handle, especially if there might be a leak or poor ventilation?

In the UAE, particularly in high-humidity areas like Discovery Gardens, bathroom mold is a common and persistent issue. The responsibility for remediation hinges on the root cause, as outlined in standard tenancy contracts and Dubai rental law.
As a tenant, you are responsible for general maintenance and cleanliness, which includes regular wiping of surfaces to prevent condensation-related mold. However, the rapid recurrence you describe, especially with weekly bleach cleaning, strongly indicates a systemic problem beyond surface moisture. Bleach is a superficial fix; it removes the visible discoloration but does not address the underlying moisture source or kill the hyphae (roots) within porous materials like grout. The landlord is unequivocally responsible for resolving issues related to the building's structural integrity and fixed mechanical systems. This includes: • Faulty Ventilation: An inadequate or non-functional bathroom exhaust fan is a primary cause. It is the landlord's obligation to ensure it is installed and working correctly to expel humid air. • Hidden Water Leaks: Leaking pipes within the walls or from the apartment above are a structural issue and must be investigated and repaired by the landlord or building management. • Faulty Waterproofing: Failed sealant or waterproofing behind the tiles is a construction defect and a landlord responsibility. Your first step is to formally notify your landlord or property management company in writing, detailing the problem and your attempts to resolve it. We strongly recommend a professional inspection to determine the exact cause. Our certified technicians at Saniservice use moisture meters, thermal imaging cameras, and borescopes to identify hidden leaks and assess ventilation performance. This objective report is crucial for defining liability. For a definitive assessment and remediation plan, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com. |
