Is bedroom mold causing our headaches, need professional test?« Back to Previous Page

The AC unit in our bedroom has been leaking a bit for a couple of months, and now I’ve spotted a patch of black, fuzzy mold on the wall behind the headboard. My husband and I have both been waking up with headaches and stuffy sinuses for the past few weeks, which clear up after we leave for work. Is this level of mold exposure dangerous, and should we get a professional testing company in to check it out before we tell the landlord?

Headaches and sinus congestion that clear when you leave the bedroom strongly suggest your indoor environment is the cause. The persistent AC leak has created ideal conditions for mold growth—constant moisture in Dubai's high humidity is a primary catalyst.

The black patch is a visible sign, but the real concern is the unseen mold spores likely circulating from the AC unit and colonizing the wall cavity. While not all black mold is the infamous Stachybotrys, prolonged exposure to any mold type can trigger these exact inflammatory symptoms. For vulnerable individuals (asthma, allergies, immune issues), the health effects can be more severe.

You should absolutely get a professional assessment before informing the landlord. A proper inspection involves more than a visual check; it includes moisture mapping behind the wall and air/surface sampling to identify the species and concentration levels. This scientific report is crucial evidence for your landlord, as it documents the extent of the problem and the health hazard, which is required for them to take action under typical tenancy responsibilities.

In Dubai, simply cleaning the visible patch is insufficient. The leak must be repaired, the saturated drywall likely replaced, and the area properly remediated to prevent regrowth. A certified mold assessment provides the data needed to ensure the landlord's fix is complete, not just cosmetic.
