Is black AC mold landlord's responsibility to clean?« Back to Previous Page

The AC in our bedroom in Jumeirah Village Circle has been making us feel stuffy and we’ve both been waking up with headaches. I pulled the vent cover off yesterday and the inside is completely black with what looks like thick dust. We’ve been in this rental for about a year and it’s been fine until the humidity really kicked in a couple of months ago. Is this mold, and is it my landlord's responsibility to get it professionally inspected and cleaned?

Yes, in most cases, the landlord is responsible for cleaning black mold in the AC system. Under Dubai rental law (Law No. 26 of 2007), landlords must provide a property that is habitable and in good repair, which includes maintaining the essential services like air conditioning.
What you're describing—black, dust-like buildup inside the vent—is a common sign of microbial growth, often a mix of mold and dirt, exacerbated by Dubai's high humidity. The condensation from AC units provides constant moisture, creating an ideal environment for mold, especially during the more humid summer months. Your first step is to formally notify your landlord or property management company in writing, including clear photos of the black substance. They are typically obligated to address this, as it affects the habitability of the unit and your health. Document all communication. Given your symptoms—stuffy noses and headaches upon waking—a professional inspection is strongly recommended. A visual check isn't sufficient; proper inspection involves taking air and surface samples for lab analysis to identify the specific mold types and concentrations. This data is crucial, as it determines the required remediation scope and provides a verifiable record for your landlord. If the landlord is unresponsive, you can file a complaint with the Rental Dispute Center (RDC) in Dubai. However, for immediate health concerns, you may need to arrange and pay for the initial inspection yourself to get the evidence, then seek reimbursement. Always ensure the company you hire provides documented, lab-based results. |
