Is black and green mold in AC an emergency?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this weird damp smell for the last couple of weeks, and I just pulled the filter out to find it covered in black and green fuzzy spots. It’s been so humid lately I’m worried it’s spread inside the unit. Is this something I need to get my landlord to fix as an emergency, or is a scheduled maintenance visit in the next few days okay?

Black and green mold in your AC unit warrants immediate attention but is typically not a life-threatening emergency requiring a same-day callout. The damp smell and visible growth are strong indicators that moisture has accumulated inside the unit, a common issue in Dubai's high humidity where AC systems run year-round and are prone to condensation buildup.

You should notify your landlord promptly. Under Dubai rental regulations, maintaining functional and healthy air conditioning is generally the landlord's responsibility, especially for central systems. Frame it as a necessary maintenance issue to protect the property's integrity. A scheduled visit within the next 2-3 days is reasonable.

Until then, switch the AC off to prevent it from actively blowing spores into your living space. Do not attempt to clean inside the unit yourself, as this can disturb the colony and exacerbate airborne contamination. The filter is a symptom; the growth is likely on the cooling coils and in the drip pan inside.

A professional inspection is needed to assess the extent of the internal contamination. They can determine if a deep clean of the evaporator coil and drain pan is sufficient or if more extensive remediation is required. For verifiable results, the service should include before-and-after testing to confirm the mold spore count in the air has been measurably reduced.
