Is black bathroom grout a tenant or landlord responsibility?« Back to Previous Page

The grout between the tiles in my master bathroom in our Jumeirah Village Circle apartment has been turning black for a couple of months now. It’s gotten much worse since the weather got more humid, and I’m starting to see a bit of it on the ceiling near the shower. As a tenant, am I responsible for cleaning this myself, or is this something I should report to the landlord for them to handle professionally?

Black bathroom grout is typically a tenant's responsibility under most standard Dubai tenancy contracts, as it's considered routine maintenance. However, the presence of mold on the ceiling suggests a more systemic issue that could involve inadequate ventilation or a hidden leak, which often falls to the landlord.

The extreme humidity in Dubai, especially during summer months, accelerates mold growth in bathrooms. If you're only seeing surface mold on grout, a thorough cleaning with a dedicated grout cleaner or a diluted vinegar solution is a tenant's duty. The key is to address the moisture source. Ensure your bathroom's exhaust fan is working correctly and run it for at least 30 minutes after every shower.

Since the mold has progressed to the ceiling and worsened with humidity, this indicates a persistent moisture problem beyond simple surface condensation. In such cases, it is reasonable to report it to your landlord or building management. They are generally responsible for the structural integrity of the property, which includes ensuring ventilation systems function properly and addressing leaks within walls or ceilings. A professional inspection can determine if the issue is superficial or requires remediation to prevent structural damage or health concerns, particularly for those with allergies or asthma. For a verifiable assessment, a lab test can identify the mold species, which helps in understanding the required remediation scope.
