Is black bedroom mold causing our sinus issues?« Back to Previous Page

We've lived in our apartment in Jumeirah Lakes Towers for two years, but for the last couple of months, a black, powdery mold has been growing along the edges of our bedroom ceiling. Since it started, both my husband and I have had constant sinus congestion and headaches that just won't go away. Is this type of mold in a bedroom particularly dangerous, and should we be pushing our landlord for a full AC duct cleaning or just a repaint of the ceiling?

Based on your description, this is a serious concern that warrants immediate attention. The black, powdery substance is highly characteristic of a mold colony, and its location on the ceiling is a classic indicator of a condensation issue, a common problem in Dubai due to the extreme humidity and year-round reliance on air conditioning. When AC units are set too cold, or if there is a lack of insulation in the ceiling slab, the cold surface condenses moisture from the humid air, creating the perfect environment for mold growth.

The symptoms you and your husband are experiencing—persistent sinus congestion and headaches—are well-documented health effects of prolonged exposure to mold spores, specifically from types like Cladosporium or Stachybotrys (often referred to as "black mold"). These spores become aerosolized and are inhaled, irritating the respiratory tract.

A simple repaint is a completely inadequate solution. It will only temporarily cover the visible growth while the active colony continues to thrive unseen, likely within the AC ducts or the ceiling void, and the underlying moisture problem remains unaddressed. Pushing for only an AC duct cleaning may also be insufficient without a proper inspection, as the root cause could be a leak or condensation on the cold ceiling surface itself.

We strongly recommend you cease using the affected AC unit and request a professional indoor environmental inspection. A certified inspector will conduct air and surface sampling to identify the mold species and spore concentration levels, pinpoint the exact moisture source, and provide a scientifically-backed remediation protocol. Under Dubai rental regulations (Law No. 26 of 2007), landlords are typically responsible for maintaining the property's structure and essential systems, which includes addressing leaks and resultant mold issues that affect habitability.
