Is black dust in AC vent mold making my son cough?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be making my youngest son cough constantly. I just pulled the vent cover off in his bedroom and found what looks like thick, black dust all around the edges and on the inside of the duct. We had a lot of humidity problems back in the summer. Is this definitely mold and who is responsible for getting it cleaned, me or the building management?

Based on your description, it is highly likely the black dust is mold growth, particularly given the past humidity issues. The constant moisture from air conditioning condensation, combined with Dubai's high ambient humidity, creates an ideal environment for mold, especially in ductwork that isn't regularly maintained.

Your son's persistent cough is a common reaction. Mold spores are irritants that can trigger allergic responses, coughing, and congestion, with children often being more susceptible. While not all mold is toxic, the presence of any type can cause these symptoms.

In Dubai apartments, responsibility is typically split. The building management is almost always responsible for the central chiller system and the main vertical ductwork that runs through the building. However, the responsibility for the horizontal ducts that branch off into your individual unit, plus the fan coil unit (FCU) inside your apartment, usually falls to the tenant. The vent cover and the immediate ductwork behind it are part of your unit's system.

Your first step should be to contact your building management or landlord. Report the visible mold and your son's health symptoms. They should confirm what parts of the system they will address. For a definitive answer, a professional inspection with air and surface sampling is needed to identify the mold species and the full extent of the contamination within the ducts. This is crucial as cleaning just the visible surface is often insufficient; the entire system may require remediation. A certified company can provide a detailed assessment and a scope of work to share with your landlord, clarifying responsibilities.
