Is black dust mold in my Dubai apartment?« Back to Previous Page

We've lived here for 2 years and just noticed what looks like black dust along the bottom of our bedroom wall behind the wardrobe. It's been so humid in our Jumeirah apartment this winter, and the room always feels damp even with the AC running. I'm really worried it's mold and that it's been there a while. What's the first thing I should do to confirm it and who do I contact in Dubai, my landlord or a professional testing company?

Based on your description, that black dust is highly likely to be mold growth. The combination of high humidity, a concealed area behind furniture (which restricts air circulation), and a persistent damp feeling are classic indicators of a mold problem here in Dubai. The "dust" is probably a combination of the mold spores themselves and the sooty residue they can leave behind.

The first thing you should do is avoid disturbing the area. Do not wipe it or try to clean it with bleach, as this can agitate and spread the spores. Your immediate action should be to contact your landlord or building management in writing, as per standard tenancy contracts in the UAE. They have a responsibility to address issues that affect the habitability of the property. Simultaneously, for confirmation and to understand the full scope, I strongly recommend a professional indoor environmental inspection.

A certified inspector will conduct moisture mapping to find the source of the dampness (which could be a hidden pipe leak, capillary action from the slab, or condensation from the AC unit) and perform air and surface sampling to identify the spore types and concentration levels. This data is crucial for planning an effective remediation strategy, not just a superficial clean-up.

Given the climate in Jumeirah, this is a common but serious issue that needs expert handling to ensure your health and the property's integrity. For immediate professional testing and a detailed report you can present to your landlord, call 800-MOLDS or email hello@saniservice.com.
