Is black fuzzy bathroom grout the tenant's responsibility to fix?« Back to Previous Page

We've been in our Jumeirah Village Circle apartment for about a year, and the grout between the floor tiles in our master bathroom is turning black and getting this fuzzy texture. It’s been getting worse since the humidity kicked in a couple of months ago, and I’m worried it’s spreading behind the walls. As a tenant, am I responsible for cleaning this myself, or is this the landlord's job to fix properly?

Based on the description of black, fuzzy growth on your bathroom grout in Jumeirah Village Circle, you are almost certainly dealing with active mold colonization. The high humidity and condensation prevalent in Dubai's climate, combined with the constant moisture from showers, create an ideal breeding ground for mold, particularly in areas with inadequate ventilation.

In the UAE, the responsibility for remediation is typically dictated by the tenancy contract and the nature of the issue. Generally, structural and building-related defects that lead to persistent moisture (like hidden pipe leaks, faulty waterproofing, or poor ventilation systems) are the legal responsibility of the landlord to rectify. However, damage resulting from a tenant's failure to maintain adequate ventilation (e.g., not using the bathroom extractor fan during and after showers) can sometimes fall to the tenant.

A superficial surface mold on grout can often be addressed with proper cleaning. However, your concern about it spreading behind the walls is valid and indicates a more serious problem. This fuzzy texture suggests significant moisture retention within the wall substrate. Simply cleaning the surface will not address the root cause, and the mold will return quickly.

We strongly recommend a professional inspection. Our certified inspectors use moisture meters and thermal imaging cameras to non-invasively detect hidden moisture and mold growth within cavities. This is crucial for determining the true source and extent of the infestation, which in turn defines responsibility.
