Is black mold above AC vent a landlord fix?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading along the corner where the wall meets the ceiling in our master bedroom in Jumeirah. It’s right above the AC vent and the room has felt really damp lately. What’s the most effective way to clean this ourselves, or is this a sign of a bigger problem I need to get my landlord to fix immediately?

This is almost certainly a landlord issue that needs immediate attention. The black mold above your AC vent is a symptom of a larger problem—excess moisture. In Dubai's climate, this is most often caused by a condensation leak from the AC system itself or poor insulation creating a thermal bridge where cold air meets the humid outdoor air.

The damp feeling in the room confirms high humidity levels, likely from the AC unit not effectively removing moisture or a leak in the condensate drain line. Landlords in Dubai are generally responsible for fixing the building envelope and the AC system's mechanical components. Your tenancy contract, governed by the Dubai Rental Law, typically holds the landlord accountable for structural and maintenance issues like this.

For your immediate safety, avoid disturbing the mold as cleaning the surface won't solve the moisture source. Spores can become airborne during cleaning and pose a health risk. The most effective step is to document the issue with photos and formally notify your landlord or property management company in writing. Request a professional inspection to identify the root cause—be it a blocked condensate drain, faulty insulation, or a leak in the ductwork.

A proper remediation involves fixing the moisture source, then safely removing the contaminated materials. Given its location on a ceiling and association with the HVAC system, this is not a DIY project. Professional assessment is critical to prevent it from recurring and to ensure it is handled safely.
