Is black mold by my AC a health risk?« Back to Previous Page

We've been in our Jumeirah apartment for two years and just noticed a bunch of black mold forming along the edge of the bedroom carpet, right up against the wall. It’s worse on the side where the AC unit is, and I’ve been waking up with a stuffy nose and itchy eyes for a while now. Is this a health risk I need to push my landlord to fix urgently, or am I responsible for cleaning it myself since we’ve lived here a while?

Yes, the black mold by your AC is a health risk and the symptoms you're experiencing are a common reaction. The constant humidity and year-round AC use in Dubai create ideal conditions for mold, particularly when condensation from the AC unit dampens adjacent walls and carpets. This persistent moisture, trapped in porous materials, allows mold colonies to thrive.

In the UAE, the responsibility for fixing this type of issue typically falls on the landlord, as it is a structural moisture problem and a health hazard that affects the property's habitability. You should formally notify them in writing, requesting urgent remediation. Do not attempt to clean significant mold growth yourself, as improper methods can aerosolize spores and worsen your indoor air quality and symptoms.

For a case like this, a professional inspection is recommended to identify the exact moisture source—often a leaking AC drain line or condensation issue—and the extent of the problem behind the carpet or within the wall. A proper remediation plan, not just surface cleaning, is required to resolve it. The process should include moisture control, removal of affected materials, and HEPA vacuuming, followed by verification that the space has been returned to a healthy condition.
