Is black mold cleanup a tenant or landlord responsibility?« Back to Previous Page

We’ve lived in our Jumeirah Village Circle apartment for two years, but just this week I noticed a bunch of black mold spots spreading along the wall behind our wardrobe. It’s been extra humid lately and I think it might be from condensation. As a tenant, am I responsible for cleaning this up and repainting, or is this something I need to report to the landlord?

In Dubai, responsibility typically depends on the source of the moisture causing the mold. Since you've described it as likely from condensation and humidity, this is often considered a maintenance issue related to the building's envelope and climate control, which falls to the landlord. The high humidity and constant AC use in Dubai create perfect conditions for condensation on cooler exterior walls, especially behind furniture like wardrobes that restrict airflow.
You should report this to your landlord or property management company immediately. Do not attempt to clean it yourself, as improper removal can aerosolize spores and spread the contamination. Your landlord should arrange for a professional inspection to identify the exact moisture source—whether it's a hidden leak, insufficient insulation, or inadequate AC causing the condensation. The remediation process involves fixing the moisture source, properly removing the moldy materials, and treating the area before repainting. As a tenant, your responsibility is to report the issue promptly and assist with access. Keep a record of your communication. For a case with visible spreading, a certified inspection is strongly advised to document the cause and scope, which protects both you and the landlord. |
