Is black mold from AC leak a DIY fix?« Back to Previous Page
|
The AC in my apartment seems to be leaking a bit of water onto the wall in our spare bedroom, and now I’m seeing these black speckles spreading near the floor. It’s been getting worse over the last few weeks since the humidity really kicked in. I’m worried it’s black mold and I’m not sure if I can just scrub it off with bleach myself or if I need to call a professional company to deal with it.

Based on your description, this is a classic scenario we encounter frequently in Dubai due to our high humidity and constant AC use. The black speckles are highly likely to be microbial growth, potentially including Stachybotrys chartarum (often called "black mold") or, more commonly, Cladosporium or Aspergillus.
This is not a recommended DIY fix. Using bleach is a common misconception; it is ineffective on porous surfaces like drywall. Bleach only removes surface discoloration but does not address the hyphae (root system) penetrating the material. Furthermore, improper cleaning can aerosolize spores, spreading the contamination to other areas of your apartment. The AC leak is the primary moisture source that must be rectified first by a qualified HVAC technician. Until the leak is fixed, any cleaning is futile as the mold will return. The wall material itself is likely compromised. In Dubai's climate, damp drywall and insulation act as a perfect substrate for rapid mold proliferation. A professional inspection is critical. We use moisture meters, thermal imaging, and air/o-surface sampling to determine the extent of the contamination, identify the species present, and create a remediation protocol per international guidelines (IICRC S520) adapted for UAE conditions. Attempting a DIY remediation risks inadequate containment, failing to remove contaminated materials properly, and potential health exposure.
