Is black mold from AC leak an emergency?« Back to Previous Page

The AC in my apartment has been leaking a little bit into the closet in our second bedroom, and now I’m seeing a patch of black mold on the back wall. It’s been like this for maybe a couple of weeks, but with this humidity, it seems to be getting worse. Is this something I need to get a professional to handle immediately this week, or can it wait until the weekend?

Based on my professional experience with mold remediation in Dubai, the situation you've described should be considered an emergency that warrants immediate professional attention, not a weekend project. The black patch indicates active fungal growth, which is being fueled by the constant moisture from the AC leak and our region's exceptionally high humidity. This combination creates an ideal breeding ground for mold.

The primary concern is not just the visible damage to the wall, but the potential for airborne mold spores to circulate through your AC system and contaminate your entire apartment's air supply. Certain species of black mold, like Stachybotrys chartarum, can produce mycotoxins that pose significant health risks, particularly for individuals with respiratory conditions, allergies, or compromised immune systems. In Dubai's climate, where we rely on closed AC systems year-round, this indoor air quality issue is amplified.

Furthermore, delaying remediation allows the moisture to penetrate deeper into the building materials, such as the drywall and structure behind it, turning a surface clean-up into a much more extensive and costly demolition and reconstruction project.

I strongly recommend you cease using that AC unit immediately and call a certified professional for an inspection. DIY attempts often disturb the colony and exacerbate spore dispersal. Our team at Saniservice is equipped with the necessary tools, including moisture meters and HEPA filtration units, to properly assess the extent of the contamination, identify the mold species, and execute a safe and complete remediation in accordance with Dubai Municipality's health and safety standards.
