Is black mold from AC leak landlord's responsibility?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a little, and now we've got a small patch of black mold on the wall behind the bedroom wardrobe. We’ve been here for about a year and only just spotted it when we moved the furniture. Is getting this cleaned up the landlord's responsibility or ours, especially since it might be linked to the AC issue?

Based on UAE tenancy law, specifically Law No. (26) of 2007, landlords are fundamentally responsible for maintaining the structural integrity of the property. This includes the maintenance and repair of all major fixed systems, such as the central air conditioning unit and the building's internal drainage. If the black mold on your wall in Jumeirah Village Circle is a direct result of an AC leak from the unit or its condensate drain line—which is a failure of the property's infrastructure—then the responsibility for remediation falls squarely on the landlord.

However, the tenant's responsibility is to report such issues in a timely manner. Since you have only just discovered it, you must formally notify your landlord or property management company immediately in writing, detailing the AC leak and the resultant mold growth. Do not attempt to clean significant mold growth yourself, as improper handling can aerosolize spores and exacerbate the contamination. The persistent high humidity and constant AC use in Dubai create an ideal environment for mold, and what is visible is often just the surface of a larger problem within the wall cavity.

A professional inspection is critical to determine the full extent of the damage, identify the exact moisture source, and provide a legally valid report for the landlord. For a comprehensive assessment and certified remediation process that addresses both the moisture source and the biological contamination, I strongly recommend contacting our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection. We can provide the necessary documentation to present to your landlord and ensure the mold is remediated safely and effectively.
