Is black mold from AC leak urgent for health?« Back to Previous Page

The AC in our bedroom has been leaking a little bit for the last couple of weeks, and now I've just spotted a patch of black mold on the wall behind the curtain. I'm worried because my husband has started waking up with a stuffy nose and itchy eyes. How urgent is it that we get a professional mold removal company in to deal with this, or can we handle it ourselves with bleach?

Yes, this situation requires prompt professional assessment. The combination of a persistent AC leak, visible black mold growth, and new allergy-like symptoms in an occupant makes this a health priority, especially in Dubai's climate.

While not all black mold is the notorious Stachybotrys, any mold growing from a chronic moisture source can produce irritants and allergens. Your husband's symptoms are a clear indicator that the mold is already affecting indoor air quality. DIY bleach cleaning is strongly discouraged. Bleach is mostly water, which can feed deeper mold roots in porous materials like drywall. It also only bleaches the surface, missing hidden growth within the wall cavity, and the fumes can exacerbate respiratory irritation.

In the UAE, AC systems constantly combat high humidity. A leak means the unit isn't condensing and draining properly, creating a perfect, continuous breeding ground for mold that can spread through the ductwork. The urgency lies in stopping the leak at its source, properly assessing the extent of hidden damage behind the wall, and conducting a certified remediation that includes containment, HEPA filtration, and antimicrobial treatment to prevent rapid regrowth.

A professional inspection will identify the mold species and map the full extent of contamination. Reputable firms use moisture meters and borescopes to see inside walls and will provide a protocol based on DHA and DM guidelines for healthy buildings. For a case with active symptoms, this is not a wait-and-see situation.
