Is black mold from AC pipes dangerous for kids?« Back to Previous Page

My kids have been coughing at night and I finally checked behind the wardrobe in their bedroom here in our Jumeirah villa. I found this patch of black mold on the wall, right where the chilled water pipe from the AC runs through. It's been getting worse since the weather got more humid last month. Is this kind of mold from the chiller pipe particularly dangerous, and what's the right way to get it cleaned so it doesn't come back?

Yes, the black mold you've found associated with your chilled water AC pipe is a serious concern, especially with children in the home. This is a very common issue we see in Dubai villas, particularly during the more humid months.

The condensation ("sweating") on chilled water pipes creates a constant source of moisture, which is the primary catalyst for mold growth. The species commonly found in these conditions, like Cladosporium or Stachybotrys (true "black mold"), can produce mycotoxins and allergens. For children, whose respiratory systems are still developing, exposure can absolutely trigger and exacerbate nighttime coughing, allergic reactions, and other respiratory issues. It is not something to ignore.

The right remediation is a two-part process that goes far beyond simple cleaning. First, the active mold colony must be professionally contained and eradicated using EPA-approved biocides. More critically, the moisture source must be addressed. This involves properly insulating the chilled water pipe to prevent future condensation. Without this critical step, the mold will return, guaranteed.

Given the location and the health symptoms present, a professional inspection is strongly advised. We use thermal imaging to pinpoint the exact extent of the moisture and mold growth, which is often hidden inside walls. Our technicians are certified in accordance with UAE standards for safe remediation.
