Is black mold from AC urgent or can I clean it?« Back to Previous Page

The AC in my apartment in Downtown has been making a weird damp smell for a couple of weeks, and I just pulled the couch away from the wall in our living room to find a huge patch of black mold spreading from the corner. We’ve had the AC on constantly with the windows shut because of the heat. How urgent is it to get this professionally cleaned, or can I handle it myself with bleach this weekend?

This is urgent and requires professional assessment immediately. Do not attempt to clean it yourself with bleach.
Black mould spreading from an AC unit is a strong indicator of a significant moisture issue within the wall cavity or the AC system itself, likely from a clogged condensate drain line. Bleach only removes surface discolouration on non-porous materials; it cannot penetrate porous materials like drywall or concrete to kill the root structure (hyphae), and its high water content can actually feed the mould colony, making the problem worse. In Dubai's climate, with windows shut and AC running constantly, the interior environment is a perfect incubator for mould due to the constant cycle of condensation. The priority is identifying and stopping the moisture source, which is a job for a professional inspection. They will use moisture meters and borescopes to find the origin of the leak. Spores from a large patch like this are already airborne and circulating through your AC, potentially causing health issues like persistent sinus congestion, headaches, and worsened allergies. For remediation, the contaminated section of drywall likely needs to be safely removed and replaced by a certified team following industry guidelines to prevent cross-contamination. The AC system must also be inspected and cleaned by a certified HVAC technician to address the internal microbial growth causing the smell. While there isn't a single federal UAE regulation for residential mould, reputable companies adhere to standards like IICRC S520 for mould remediation. |
