Is black mold from leaking AC landlord's responsibility?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of months, and now I've found a patch of black mold spreading on the wall behind my headboard. It's in my rental apartment in Jumeirah Village Circle. I mentioned the AC drip to the landlord weeks ago but nothing was done. Am I responsible for fixing this and cleaning the mold, or is it the landlord's duty since the AC unit is the cause?

Based on UAE rental law, specifically Law No. (26) of 2007, the landlord is unequivocally responsible for maintaining the property's structural integrity and all major installations, including the central air conditioning system. Since the black mold growth is a direct result of a malfunctioning AC unit that you have already reported, the liability for the remediation falls squarely on the property owner.
The persistent water leak has created a chronic moisture issue, which in Dubai's high-humidity climate is a primary catalyst for mold proliferation. The black mold you describe is a significant health and structural concern. It is critical that you formally notify your landlord in writing (email is best for a paper trail) of the issue immediately, reiterating your previous complaint and including photographs of the mold growth. This documentation is vital. Do not attempt to clean significant mold growth yourself. Disturbing it can aerosolize spores and contaminate other areas of the apartment. The remediation process requires professional assessment, containment, specialized antimicrobial agents, and addressing the root moisture source—the AC leak. For a certified inspection and a comprehensive remediation protocol that meets Dubai Municipality standards, I strongly recommend you contact our specialists. We can provide a detailed report for your landlord, outlining the cause and the necessary corrective actions.
