Is black mold in AC dangerous and who cleans it?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle has been making us feel stuffy and giving us headaches for a couple of months now. I finally pulled the vent cover off and the inside is completely black with what looks like thick, fuzzy mold. My wife has been having bad sinus issues that seem to clear up when she's at work. Is this type of mold on the AC unit dangerous, and who is responsible for getting it cleaned, us or the landlord?

Yes, that type of AC mold is a legitimate health concern. The black, fuzzy growth indicates a significant moisture problem and active microbial colonization. The symptoms you describe—headaches, stuffiness, and sinus issues that improve when away from home—are classic indicators of poor indoor air quality caused by mold. In Dubai's high humidity, AC units are prime locations for such growth due to constant condensation.

Regarding responsibility, your landlord is typically obligated to address this. According to Dubai's rental law (Law No. 26 of 2007), landlords must maintain the property in a habitable condition, which includes providing a healthy living environment free from hazards like extensive mold. As this is part of the central AC system and not due to tenant misuse, the remediation is their responsibility. You should formally notify them in writing, including photos of the mold.

Do not attempt to clean this yourself. Disturbing it can aerosolize spores throughout your apartment. A professional inspection is needed to assess the full extent of contamination within the ductwork and evaporator coil, not just at the vent. A proper remediation involves containment, HEPA vacuuming, and antimicrobial treatment of the entire system. For verification, a company with its own microbiology lab can provide before-and-after testing to confirm the air quality is safe.
