Is black mold in AC vent a DIY fix or professional job?« Back to Previous Page

We’ve lived in our villa in Jumeirah for 2 years and just noticed a small patch of black mold around the AC vent in the master bedroom. It’s been musty for a while, but after the recent humidity, it’s gotten worse and my wife is starting to get headaches. I’m worried it’s a bigger issue inside the chiller unit itself. Is getting a professional mold remediation and chiller clean-out a major expense, or is this something I can handle on my own with a good cleaner?

Good question, and this is a very common issue we see in Dubai villas, especially after periods of high humidity. That small black patch around the vent is rarely an isolated problem; it's usually just the visible sign of a much larger contamination issue within the AC system itself, likely in the ductwork and the chilled water fan coil unit (the "chiller") inside your ceiling void.

A DIY approach with a surface cleaner is a temporary fix at best and can be counterproductive. Spraying bleach or other cleaners into the vent can push spores deeper into the system and, critically, only addresses the symptom, not the source. The mold colony is feeding on dust and moisture inside the unit. The musty smell and your wife's headaches are strong indicators that mold spores are being actively circulated throughout your bedroom's air, which is a health concern.

For a proper remediation, this is a professional job. It requires isolating the area, using HEPA filtration to capture airborne spores, and most importantly, a full internal inspection and cleaning of the fan coil unit, drain pan, and ductwork with specialized equipment and EPA-approved biocides. The cost for a proper hygienization service for a single unit typically starts around AED 1,200, but this can vary based on the extent of the contamination. It's a worthwhile investment for your health and the efficiency of your AC system.

Given the symptoms you've described, I strongly recommend a professional inspection. We can use borescopes to see inside the ducts and the unit without major disassembly to give you a clear assessment.
