Is black mold in Dubai AC unit building management's responsibility?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the corners of the bedroom wall behind the wardrobe. It's our most humid room and I'm worried it's from a hidden leak in the AC unit. What's the best way to get this professionally tested and treated here in Dubai, and does anyone know if this is something the building management should handle?

Black mold in an AC unit is often a shared responsibility between the tenant and building management in Dubai. The property owner or management is typically responsible for the structural integrity of the building and the central AC system up to the fan coil unit (FCU) in your apartment. You are generally responsible for the space inside your unit and the maintenance of the FCU itself.

The black spots behind your wardrobe are a classic sign of condensation buildup, a common issue in Dubai's humid climate where AC units run constantly. This trapped moisture, combined with organic material like dust, creates an ideal environment for mold. While it could indicate a drain pan leak in the FCU, it's more frequently caused by the temperature difference between the cold wall and the humid room air, especially behind large furniture that restricts airflow.

For a professional assessment, you should first report the issue to your building management. They can check if there's a leak from the central chiller line or a neighboring unit. For the mold inside your apartment, hire an indoor health specialist who uses moisture meters and borescopes to inspect inside the wall and AC unit for hidden leaks. Confirming the mold type requires air and surface sampling sent to a microbiology lab for analysis, as visual identification is unreliable.

Treatment involves fixing the moisture source first—whether it's an AC repair, improving ventilation, or addressing condensation. Only then should the contaminated area be remediated by professionals using containment and HEPA filtration to prevent spores from spreading throughout your home. Simply wiping it away is ineffective and can exacerbate the problem.
