Is black mold in my ceiling causing sickness?« Back to Previous Page

Our building had a major water leak from the apartment upstairs about two months ago, and the corner of our master bedroom ceiling in our Jumeirah Village Triangle apartment never properly dried out. Now we’re all waking up with stuffy noses and sore throats, and I can see these black speckles spreading across the plaster. Is this black mold, and could it be the reason we’re all feeling so unwell?

Black mold in a water-damaged ceiling can definitely cause the symptoms you're describing. The persistent stuffy noses and sore throats are a classic sign of exposure to mold spores, especially in a confined space like a bedroom where you spend hours breathing the air.

Given the Dubai climate, the constant high humidity and year-round AC use create a perfect environment for mold to thrive. The AC can actually spread the spores from that damp corner throughout the entire room. The black speckles spreading across the plaster are a strong visual indicator that the mold is actively growing, likely feeding on the damp drywall or insulation from the leak two months ago.

For a situation like this, a professional inspection is highly recommended. The inspector will identify the exact mold species, as not all black-colored molds are the toxic Stachybotrys variety, but many can cause allergic reactions. More importantly, they will use moisture meters to determine the full extent of the water damage inside the ceiling cavity, which is often much larger than what's visible on the surface.

In Dubai, landlords are generally responsible for addressing structural issues like this resulting from a leak. You will need documented evidence from a certified inspector to formally request remediation. The process involves not just cleaning the visible mold but, crucially, repairing the source of moisture and replacing any water-damaged building materials to prevent it from returning. Until it's handled, improving ventilation in the room can help reduce spore concentration.
