Is black mold in my closet a landlord issue?« Back to Previous Page

We've lived in our Jumeirah apartment for 2 years and just noticed a bunch of black, speckled spots spreading in the corner of our master bedroom closet, which is on an interior wall. It's been incredibly humid the last few months and I'm worried the AC isn't keeping up. Is this something I need to tell my landlord about immediately, or am I responsible for cleaning it myself as the tenant?

Based on the description of black, speckled spots on an interior wall during a period of high humidity, this is highly indicative of active mold growth, likely Stachybotrys chartarum or another common species. In Dubai's climate, where high external humidity battles year-round AC, condensation within poorly insulated interior wall cavities is a frequent cause.

In the UAE, the responsibility for remediation is typically determined by the source of the moisture. Since this is on an interior wall within your apartment, the first step is to identify if the cause is a building envelope issue (a landlord responsibility) or an internal environmental one (often a tenant responsibility). A persistent leak from a pipe within the wall, faulty insulation, or a construction defect allowing moisture ingress are all the legal responsibility of the property owner to rectify. However, if the cause is determined to be from tenant activities causing excessive humidity without adequate ventilation, the responsibility for cleanup may fall to you.

Crucially, you should not attempt to clean this yourself. Disturbing black mold without proper containment can aerosolize toxic mycotoxins, spreading the contamination throughout your apartment and HVAC system. DIY cleaning with bleach is ineffective on porous surfaces like drywall and only bleaches the surface color, leaving the root system intact.

You must formally notify your landlord or property management company in writing immediately. This documents the issue and starts the process. For an accurate assessment of the cause, extent, and required remediation protocol, a professional inspection is essential. We use thermal imaging, moisture meters, and air quality testing to pinpoint the moisture source and scope of contamination.
