Is black mold in my Dubai apartment urgent?« Back to Previous Page

We've lived here for 2 years and just noticed some black speckles appearing on the back of our bedroom wardrobe, which is on an interior wall in our Jumeirah apartment. It's been unusually humid the last few weeks and the AC has been struggling to keep up. My wife has started waking up with a stuffy nose every morning and I'm worried it's connected. How urgent is it that I get a professional mold inspection done here in Dubai?

Based on your description, this situation should be considered urgent and warrants a professional mold inspection immediately. The appearance of black speckles, coupled with new allergy-like symptoms in an occupant and recent high humidity levels, are significant red flags.

In Dubai's climate, where high external humidity forces air conditioning systems to work extensively, condensation is a common issue, particularly on cold spots like interior walls behind furniture. This trapped moisture creates the perfect environment for mold proliferation. The fact that your AC has been struggling is a critical factor, as an overburdened system cannot adequately control indoor humidity levels, which should ideally be maintained below 60% to prevent mold growth.

The health symptoms you describe, specifically your wife's morning stuffy nose, are a classic indicator of exposure to mold spores during sleep. Prolonged exposure can exacerbate respiratory issues and lead to more severe allergic reactions.

From a regulatory standpoint in the UAE, landlords are generally responsible for providing a habitable property, which includes addressing underlying issues like faulty AC or water intrusion that lead to mold. However, a professional inspection is the critical first step to identify the exact species of mold (not all black discoloration is the toxic Stachybotrys, but it should be treated as such until proven otherwise) and its root cause.

We strongly recommend you do not disturb the area, as this can release a large number of spores. A certified inspector will conduct a visual assessment and most likely perform air and surface sampling to determine the spore count and species, which is essential for planning an effective remediation strategy.
