Is black mold in shower a landlord's responsibility?« Back to Previous Page

The grout between the tiles in my master bathroom shower has been turning black with mold for the past couple of months, and it's starting to spread to the ceiling. I'm in an older apartment in Deira, and the ventilation isn't great. I've tried cleaning it myself with bleach, but it just comes back worse. As a tenant, am I responsible for dealing with this, or is this something the landlord needs to fix, especially if it's a ventilation issue?

In the UAE, landlord-tenant responsibilities for mold remediation are primarily dictated by the rental contract and Law No. 26 of 2007, as amended. The key principle is the distinction between maintenance and misuse. Typically, the landlord is responsible for the structural integrity of the property and the functionality of installed systems, including the ventilation (extraction fan). As a tenant, you are generally responsible for general upkeep and cleaning.

Your situation in Deira is a classic case of exacerbated mold growth due to Dubai's high humidity and condensation, combined with inadequate ventilation—a pre-existing building system issue. The fact that you've attempted remediation with bleach, which only bleaches the surface hyphae and does not address the root moisture problem, and the mold has returned and spread to the ceiling, strongly indicates a systemic issue.

The persistent black discoloration in the grout is likely Aspergillus or Cladosporium, which thrive in the constant moisture from showers and poor air exchange. The spread to the ceiling confirms elevated humidity levels and potential condensation points, pointing directly to a failing ventilation system. This is a health concern and a building integrity issue.

Therefore, you should formally notify your landlord or property management company in writing. Cite the defective ventilation system as the root cause. They are likely obligated to rectify the ventilation fault and undertake professional remediation. For a case of this severity, a professional inspection is critical to assess the full extent and provide a legally valid report. I recommend contacting Saniservice for a comprehensive assessment. Our certified inspectors can identify the moisture source, conduct air and surface sampling to speciate the mold, and provide a detailed report for your landlord, along with a scope for professional remediation.
