Is black mold near my AC an emergency for my baby?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making a funny damp smell for a couple of weeks, and now I’ve just spotted a patch of black mold on the wall behind the bedroom unit. My two-year-old has been a bit sniffly lately and I’m starting to panic. Is this something I need to get my landlord to fix as an emergency this week, or can it wait for a regular maintenance visit?

Black mold near your AC is a health concern that warrants prompt action, especially with a young child. The damp smell and visible growth indicate a moisture problem, likely from condensation within the unit or a leak in the ductwork—common issues in Dubai's humid climate where ACs run constantly.

For a two-year-old with developing respiratory systems, exposure can irritate airways, leading to or worsening sniffles, coughs, and skin irritation. While not every case is a midnight emergency, it should not be left for a routine visit. Document the mold with photos and notify your landlord in writing immediately, citing the potential health risk. Under typical Dubai rental agreements, the landlord is responsible for fixing the AC unit and the damage it causes.

Do not attempt to clean it yourself with bleach, as this can aerosolize spores. A professional inspection is needed to identify the source of the moisture—whether it’s a blocked drain pan, leaking refrigerant line, or insufficient insulation—and safely remediate the mold. The wall cavity behind the unit may also be contaminated and require treatment. Until it's resolved, keep the bedroom well-ventilated and consider using a portable air purifier with a HEPA filter in the room.
