Is black mold on my Dubai rental carpet landlord's responsibility?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the edge of the carpet in our master bedroom, right where it meets the wall. It’s been extra humid lately and I'm worried it's mold. What's the best way to get this professionally tested and treated here in Dubai, and will my landlord have to cover the cost?

Black mold on your rental carpet in Dubai is typically the landlord's responsibility to remediate, provided you've reported it promptly and haven't caused the moisture issue through negligence. The responsibility hinges on the source of the moisture causing the mold growth.

In Dubai's high humidity, condensation from AC units or hidden leaks in external walls are common culprits, both of which fall under the landlord's maintenance duties. Document the issue thoroughly with clear photos and a dated written notification to your landlord or property management company. For a definitive cause, a professional inspection can identify the moisture source—this report is crucial evidence.

If the landlord is unresponsive, you can escalate the matter to the Dubai Land Department (DLD) or the Rental Dispute Center. They generally side with tenants on health and habitability issues like mold. For your safety, do not attempt to clean significant mold growth yourself, as improper handling can spread spores. Professional remediation involves containment, HEPA vacuuming, antimicrobial treatment, and most importantly, fixing the underlying moisture problem to prevent recurrence.
