is black mold repair my responsibility as a tenant?« Back to Previous Page

The wall behind the wardrobe in our master bedroom in Jumeirah has a big patch of black mold, which we only found when we were rearranging furniture. It's been crazy humid lately, and the room doesn't get much air flow. Our landlord is saying it's our fault for not ventilating properly, but we run the AC constantly. Are we actually responsible for cleaning this up and repairing the wall, or is this the landlord's job?

Based on UAE tenancy law and common lease agreements, the responsibility for mold remediation hinges on the underlying cause. The landlord is typically responsible for the structural integrity of the property, including issues arising from inherent building defects, such as faulty waterproofing, leaking pipes within the walls, or inadequate insulation that leads to condensation. As a tenant, you are responsible for maintaining the property through reasonable care, which includes adequate ventilation to prevent moisture accumulation.
The climate in Dubai, with its extreme humidity and the necessity of year-round AC use, creates a high risk for condensation, especially in poorly ventilated areas like behind large furniture. While running the AC manages temperature, it does not necessarily equate to sufficient air circulation. Stagnant air pockets behind wardrobes allow warm, moist air to condense on cooler walls, creating the perfect environment for mold. Given your description, a professional inspection is absolutely critical to determine the cause. Our certified inspectors use tools like moisture meters and thermal imaging cameras to identify if the moisture source is an internal condensation issue or an external leak. This evidence-based report is essential for definitively assigning responsibility between you and your landlord. Do not attempt to clean a significant black mold patch yourself, as improper handling can aerosolize harmful spores.
