Is black mold under AC an urgent DIY or professional job?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a little water for a couple of months, but I just pulled back the corner of the living room carpet and found a patch of black mold about the size of a dinner plate underneath. With this humidity, how urgently do I need to get a professional mold removal company in, or is this something I can handle myself over the weekend?

This is an urgent professional job, not a DIY weekend project. The visible black patch is likely just the surface of a larger colony thriving in the carpet underlay and possibly the subfloor, fed by months of AC condensate leakage. Dubai's high humidity provides ideal conditions for rapid mold growth.

For a proper remediation, the AC unit must be inspected to stop the moisture source first. Then, the affected carpet and padding need to be carefully removed and bagged to prevent spreading spores. The concrete slab beneath requires specialized antimicrobial treatment to address deep colonization. Attempting this yourself risks inadequate containment, cross-contamination to other areas of your apartment, and potential health effects from disturbing a significant colony.

In Dubai, reputable remediation companies follow IICRC standards for containment and removal. They will also provide a post-remediation verification test, often from an independent lab, to confirm the space is safe. Given the prolonged moisture issue and size, a professional assessment is strongly recommended.
