Is black mold under shower sealant urgent?« Back to Previous Page

My bathroom has had this musty smell for weeks, but I just pulled back the silicone sealant around the shower in my Jumeirah Village Circle apartment and found a bunch of black mold underneath. It’s been so humid lately that it seems to be spreading quickly. How urgent is it to get this professionally cleaned, and can I just handle it myself with bleach or is this a bigger issue?

Yes, it's urgent. Black mold under silicone sealant indicates a persistent moisture problem, which is common in Dubai's high humidity. The sealant is no longer waterproof, allowing moisture to seep into the wall substrate behind the tiles. This hidden growth is the source of the musty smell and is likely more extensive than what's visible.

Bleach is not recommended. It only bleaches the surface mold you can see and does not kill the roots (hyphae) penetrating porous materials like grout or drywall. More critically, it's mostly water, which can actually feed the mold growing deeper within the wall, making the problem worse in the long run.

For a small, surface-level patch, you could carefully remove the silicone, scrub the area with a dedicated mold remover, and ensure it is completely dry before applying new sealant. However, given that the mold is underneath and the smell persists, the infestation is probably behind the tiles. DIY attempts often disturb the colony, releasing a large number of spores into your bathroom and potentially other rooms.

Professional assessment is advised. They can determine the extent of the damage behind the tiles and use containment procedures like HEPA vacuuming and antimicrobial treatments to properly address the root cause. The priority is to fix the moisture source, which may require re-grouting or re-sealing by a professional to prevent immediate recurrence. In many JVC apartments, this persistent humidity is exacerbated by AC systems not being balanced to manage bathroom moisture effectively.
