Is black mold urgent for landlord to fix in Dubai?« Back to Previous Page

My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed it when we moved the furniture to rearrange. The wall feels a bit damp and the room has had a musty smell for a while that I thought was just from the humidity. How urgent is it to get this professionally treated here in Dubai, and is this something my landlord needs to handle immediately?

Yes, this is urgent for both your family's health and the property's integrity. In Dubai's climate, that dampness and musty smell indicate an active moisture problem, which black mold requires to grow. The coughing in children is a common reaction to mold spores in the air.

You should notify your landlord in writing immediately. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property, which includes addressing the source of water intrusion that is causing the mold. The damp wall suggests a potential leak from plumbing within the wall, a faulty external seal, or severe condensation—all structural issues the landlord must fix.

Do not attempt to clean it yourself. Disturbing the mold can release a large number of spores. A professional inspection is needed to identify the exact moisture source and the mold species. While often called "black mold," many species appear black; only testing can confirm the type, which dictates the remediation protocol.

For your health, keep the children out of that room, ensure good ventilation, and run a dehumidifier if possible. The landlord should arrange for a certified mold inspector to assess the extent and source. The remediation must address the root cause—fixing the leak and drying the structure—not just wiping away the visible growth.
