Is black mold urgent for landlord to fix?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some storage boxes. It's on the wall that faces the outside of the building. With the humidity lately, I'm worried it's spreading quickly but I don't know who to call first. Is this something I need to get treated immediately by a professional, or can it wait until next week for my landlord to send the maintenance guy?

Yes, this is urgent for your landlord to address. In Dubai, black mold on an exterior wall is a strong indicator of a moisture intrusion problem, likely from a leaking pipe within the wall, a crack in the building envelope, or severe condensation due to the high humidity. The mold itself is a symptom; the hidden water source is the primary issue that will continue to worsen.

Under typical Dubai tenancy contracts, the landlord is responsible for fixing structural and maintenance-related issues like this that affect the habitability of the property. You should notify them in writing immediately with clear photos. While waiting for their response, move the storage boxes away from the wall to improve air circulation. Do not attempt to scrub it yourself, as this can aerosolize spores and worsen the problem if the root cause isn't fixed.

The maintenance guy can identify obvious leaks, but for a persistent issue on an exterior wall, a professional mold inspection is often needed to locate the exact moisture source using tools like thermal imaging and moisture meters. Given Dubai's climate, this can spread quickly. A proper remediation involves stopping the water leak first, then safely removing the contaminated materials. Verifiable before-and-after testing by an accredited lab is the only way to confirm the space is truly resolved.
