Is black mold urgent to treat in rental home?« Back to Previous Page

My kids have been coughing for the last couple of weeks and I finally checked behind the wardrobe in our master bedroom. I found a patch of black mold about the size of a dinner plate on the wall. We’ve lived in this Jumeirah villa for two years and just noticed it. How urgent is it to get this professionally treated, and is this something I should call my landlord about immediately?

Black mold in a rental villa in Jumeirah is a health and habitability issue that requires immediate attention. Given the persistent cough in your children, this is urgent. You should notify your landlord in writing immediately, as they are legally obligated under Dubai rental law to provide a habitable property free of such hazards.

The size of the patch indicates a significant moisture issue, likely from a hidden leak in a pipe or from condensation buildup behind the wardrobe due to our high humidity. This will not resolve on its own and will continue to grow. For a patch that large, professional remediation is strongly advised. DIY cleaning often disturbs the spores, spreading them through the air and potentially worsening respiratory symptoms.

A professional inspection can identify the exact moisture source—critical for a permanent fix—and safely contain the area during removal. They can also advise if air quality testing is needed to check for spore spread. In Dubai's climate, simply wiping it away is a temporary solution; the mold will return unless the underlying humidity or water intrusion is corrected.

Document everything with photos and keep a record of all communication with your landlord. They are responsible for the cost of repairs to the property itself, such as fixing the leak and remediating the mold.
