Is black mold urgent with pregnant wife in apartment?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold in the corner of our master bedroom closet, behind some shoe boxes. It’s on the wall that faces the outside, and it’s been getting bigger over the last couple of weeks since the humidity spiked. My wife is pregnant and I'm really worried about the health risks. How urgent is it that we get this professionally treated, and is this something the building management should handle or are we responsible?

Yes, this is urgent. The combination of visible growth, a pregnant resident, and a location on an exterior wall in Dubai's climate requires immediate and professional attention. The high humidity here, especially during summer, creates ideal conditions for mold to thrive, and an exterior wall suggests a possible condensation issue or a leak.

For a pregnant individual, exposure to mold spores can increase the risk of respiratory irritation, allergic reactions, and sinus congestion. While the term "black mold" is often used for Stachybotrys, which can produce mycotoxins, many black-colored molds are less harmful species. Only a professional inspection and lab analysis can identify the specific type and the associated health risks.

You are likely responsible for treating the mold inside your apartment, as it is within your demised premises. However, the building management is responsible for the building's envelope. If the mold is due to a leak from a common pipe, a faulty external seal, or poor insulation causing condensation, that is their duty to repair. You must report it to them immediately to investigate the external cause; failure to address the root cause will lead to the mold returning even after cleaning.

Your first step is to contact building management to report the issue on the exterior wall. Do not disturb the area, as this can release spores. For assessment and safe remediation, a professional inspection is strongly advised. They can take samples for lab identification to confirm the species and provide a scope for proper containment and removal, which is critical with a pregnant person in the home.
