Is black shower grout a landlord's responsibility in JLT?« Back to Previous Page

The grout between the tiles in my master bathroom shower has been turning black for the past couple of months, and I can't get rid of the damp smell no matter how much I clean. We're in a rented apartment in Jumeirah Lakes Towers and it seems to be worse on the wall that faces the outside. I'm worried it's inside the walls because of the humidity. Am I responsible for the cleaning and repair costs, or should my landlord handle this since it might be a building ventilation or waterproofing issue?

Black shower grout is often a mold issue, particularly in JLT where high humidity and temperature differences between air-conditioned rooms and the humid exterior create intense condensation. The damp smell you can't eliminate strongly suggests moisture is trapped behind the tiles, making this a potential building integrity or ventilation issue, not just a surface cleaning problem.

In Dubai, landlord-tenant responsibilities are typically defined by the rental contract and Law No. 26 of 2007. Structural repairs, including underlying waterproofing failures and building ventilation system defects, are generally the landlord's legal responsibility. Surface cleaning and minor maintenance, however, usually fall to the tenant. Since the problem is recurring, located on an exterior wall, and involves a persistent damp odor, you have a strong case that this is a structural or ventilation fault.

Document the issue thoroughly with dated photos and videos. Formally notify your landlord or building management in writing about the persistent mold and odor, emphasizing its location on the exterior wall. Request an investigation into the waterproofing and bathroom ventilation. For a definitive cause, a professional inspection with a moisture meter can verify if water is inside the wall cavity, which provides concrete evidence for your claim. This is a common scenario in Dubai's climate, and a clear assessment often resolves responsibility questions quickly.
