Is building management responsible for closet mold?« Back to Previous Page

We've been in our Jumeirah Village Triangle apartment for about a year and just noticed a patch of black mold in the corner of our master bedroom closet, right on the wall. It's been getting worse since the humidity spiked a couple of weeks ago, and I'm worried it's spreading behind the clothes. Are we responsible for cleaning this ourselves, or is this something I need to get the building management to handle?

The responsibility for mold remediation in your Jumeirah Village Triangle apartment depends on the source of the moisture. Under Dubai regulations, the building management is responsible for addressing structural defects that cause water intrusion, such as leaking pipes within the walls, faulty external waterproofing, or condensation from centralized AC systems. However, if the moisture source is internal—such as high humidity from laundry, lack of ventilation, or condensation from a personal AC unit—the responsibility typically falls on the tenant.

Given the mold's location in a closet corner and its correlation with the recent spike in humidity, this is a common issue in Dubai's climate. Closets are prone to poor air circulation, allowing condensation to form on cooler exterior walls, which then leads to mold growth.

I strongly advise against attempting to clean this yourself. Disturbing the mold without proper containment can cause spores to become airborne and spread throughout your apartment. A professional inspection is crucial to accurately identify the moisture source and the extent of the contamination, which may be behind the wall.
