Is building owner responsible for closet mold in my apartment?« Back to Previous Page

We've lived in our Jumeirah Village apartment for two years and just noticed a patch of black mold starting to spread in the corner of our master bedroom closet. The dehumidifier runs constantly but it's on the wall that faces the outside and it feels damp. Is this something I need to fix myself with bleach, or is the building owner responsible for addressing what seems like an insulation or water seepage issue?

Building owner responsibility for mold depends on the source. If the mold is due to a structural defect like a leaking pipe in the wall, faulty external waterproofing, or inadequate insulation causing condensation, it is almost certainly the owner's responsibility to repair under Dubai rental law (Law No. 26 of 2007). Your description of the damp exterior wall strongly suggests this is a building envelope issue.
Do not use bleach. It only removes surface discoloration and does not address the moisture source or penetrate porous materials. It can also aggravate respiratory issues. For a small patch, a diluted vinegar solution can temporarily clean the surface, but it is not a fix. The constant dehumidifier use indicates a persistent humidity problem, common in Dubai due to the climate. Air conditioning set too cold can also create significant condensation on warmer exterior walls, providing the moisture mold needs to grow. Your first step is to formally notify your landlord or building management in writing, with photos, requesting an inspection for water seepage. They are obligated to investigate and fix defects affecting habitability. For documentation, a professional inspection can identify the exact moisture source and mold type, which strengthens your case. If the landlord is unresponsive, you can file a complaint with the Rental Dispute Center (RDC) in Dubai. Addressing the root cause—likely requiring repairs to the building's exterior or insulation—is the only permanent solution. |
