Is ceiling mold from AC leak a DIY fix?« Back to Previous Page

The AC in our bedroom has been leaking a little and now we're starting to see a few black spots in the corner of the ceiling. It's been like this for about two weeks and I'm worried it's spreading. Can I just scrub this away with bleach myself, or is it time to call a professional?

Ceiling mold from an AC leak is often more serious than it appears and rarely a permanent DIY fix in Dubai's climate. The visible black spots are just the surface growth; the main colony is likely thriving inside the ceiling material where the leak has created constant moisture. Bleach only removes surface discoloration and does not kill the root structure, meaning regrowth is almost certain within weeks.

The high humidity here provides a perfect environment for mold to spread quickly behind walls. Scrubbing it can also release a large number of spores into your bedroom air, potentially causing allergic reactions or respiratory irritation. For a leak that's been ongoing for two weeks, the moisture has likely saturated the gypsum board.

A professional inspection is advised to assess the extent of the damage hidden behind the ceiling. The core issue is the AC leak itself—it must be repaired by an HVAC technician to stop the moisture source. Then, the affected ceiling material often needs to be cut out and replaced to ensure all contaminated material is removed. For small, surface-level contamination, a thorough cleaning with a HEPA vacuum and EPA-approved fungicide (not bleach) can suffice, but the leak must be resolved first. Given it's in your bedroom, where you spend hours breathing the air, a verified remediation is the safest approach.
