Is closet mold from AC leak an urgent Dubai issue?« Back to Previous Page

The AC in our bedroom closet has been leaking a little for maybe a month, but I kept putting off calling maintenance. Now I’ve opened the closet and found a bunch of black and green fuzzy spots all over the back wall and on some of our shoes. Given Dubai's humidity, is this something I need to get professionally treated like, tomorrow, or can it wait until the weekend?

Yes, this requires prompt professional assessment within days, not weeks. The combination of a persistent water leak and Dubai's high ambient humidity creates an ideal environment for rapid mold colonization that can spread into wall cavities.

For a leak that has been active for a month, the visible growth on the wall and shoes is likely just the surface manifestation. The real concern is what’s developing inside the wall and potentially the AC unit itself, where cellulose-based materials like drywall act as a continuous food source. The green and black coloration indicates multiple species are present, some of which may be hygroscopic, meaning they draw and hold moisture from the air, perpetuating the problem even after the leak is fixed.

While you wait for a professional, isolate the area. Keep the closet door closed to prevent spore dispersion into the bedroom. Do not attempt to wipe or spray the mold yourself, as this can aerosolize spores and exacerbate contamination. The immediate step is to have building maintenance stop the AC leak at its source.

A certified mold inspector will use moisture meters and thermal imaging to map the full extent of the water damage behind the wall before any remediation begins. Proper remediation involves containing the area, removing and disposing of contaminated porous materials (like affected drywall and the shoes), and using HEPA filtration to clean the air. Simply cleaning the surface is insufficient and will lead to rapid regrowth. Given the climate, a professional assessment is the only way to ensure the problem is resolved completely.
