Is closet mold in my apartment the landlord's responsibility?« Back to Previous Page

The back wall of our master bedroom closet in our Jumeirah Village Triangle apartment feels damp and has these black speckles. It started getting worse after that unusually humid spell we had a few weeks ago. Our clothes are starting to smell a bit off, and I'm worried it's mold. Is getting this treated the responsibility of me as the tenant, or is this something I need to report to the landlord?

Based on the symptoms you've described—dampness, black speckles, and a musty odor on the back wall of a closet—this is highly indicative of active mold growth. The location and timing, following a period of high humidity, are classic triggers here in Dubai. The back wall is likely a cold bridge, where the air-conditioned interior meets the warmer exterior, causing condensation and creating the perfect damp environment for mold to proliferate.

Regarding responsibility in the UAE, the legal framework typically places the onus on the property owner (landlord) to maintain the structural integrity and habitability of the property. Since this appears to be a moisture issue related to the building's envelope or insulation—a structural element—it is not considered normal wear and tear. You should formally report this in writing to your landlord or property management company immediately. They are generally responsible for investigating and rectifying the source of the moisture intrusion.

However, do not wait for their response to act. Mold of this nature can spread quickly and poses a health risk. We strongly recommend a professional inspection to confirm the species and extent. Attempting to clean it yourself can aerosolize spores and worsen contamination.
