Is damp black mold behind wardrobe an emergency?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold growing along the bottom of the wall in our master bedroom. We've lived here for 2 years and just noticed it this week, probably because the humidity has been so intense. It's behind the wardrobe, and the wall actually feels a bit damp to the touch. Is this something I need to get my landlord to deal with as an emergency, or can it wait a week for the maintenance guy to come back from leave?

The damp wall and black mold behind your wardrobe should be treated as a high-priority health and property issue. Given the visible growth, the damp feel, and your children's respiratory symptoms, it is not advisable to wait. The high humidity here accelerates mold growth and the wall's moisture suggests an active leak or severe condensation, which will only worsen.

In Dubai, landlords are generally responsible for maintaining the property's structure and fixing issues like leaks that lead to dampness and mold. This is often considered a breach of the property's habitability. You should notify your landlord in writing immediately, detailing the issue and your health concerns. For documentation, take clear photos of the mold and the damp area.

For your family's health, it's best to limit exposure. Move the wardrobe away from the wall if possible and avoid letting children spend time in that room until it's addressed. The coughing could be a reaction to the mold spores. A professional inspection can identify the mold species and the moisture source, which is critical for proper remediation—simply wiping it away will not solve the underlying dampness problem.
