Is fixing bedroom mold the landlord's responsibility?« Back to Previous Page

The wall behind my wardrobe in the bedroom has started showing these black spots, and it’s been getting worse since the weather got more humid. We’ve been in this Jumeirah Village Circle apartment for about a year and never had an issue until now. The musty smell is really strong when you open the closet doors. Is fixing this the landlord's responsibility, or do I have to handle it myself?

Under Dubai rental law (Law No. 26 of 2007), the landlord is generally responsible for the property's structural integrity and addressing issues arising from the building's construction or external factors. Since this mold is on a wall and worsened by seasonal humidity, it is likely their responsibility to fix the underlying cause, such as a potential seepage or insulation issue.
You should formally notify your landlord or property management company in writing immediately, including clear photos of the damage and the musty smell description. This starts the legal clock for them to respond and arrange repairs. For health reasons, move your clothing and belongings away from the affected area until it is resolved. The high humidity in Dubai, especially during summer and transitional seasons, creates perfect conditions for mold behind furniture where air circulation is poor. This is a very common issue in JVC and similar communities. A professional inspection can determine if the cause is internal condensation from AC use or an external water leak, which dictates the repair method. While the landlord handles the structural repair, tenant responsibilities typically include maintaining good ventilation. To help manage humidity, regularly run the AC on dry mode, use a dehumidifier, and leave wardrobe doors ajar to allow air to circulate. If the landlord is unresponsive, you can file a complaint with the Dubai Land Department's Rental Dispute Center (RDC). |
