Is landlord or tenant responsible for mold in rental?« Back to Previous Page

We've lived in our apartment in Jumeirah Village Circle for almost two years, and I've just noticed a patch of black mold growing in the corner where the bathroom wall meets the ceiling. It’s gotten worse since the humidity spiked last month. Since this is a rental, am I responsible for cleaning this myself, or is this something the building maintenance or landlord needs to handle?

Under Dubai rental law, the responsibility depends on the source of the moisture causing the mold. Landlords are generally responsible for structural repairs and issues originating from the building's exterior, such as a leaking pipe inside the wall or a roof leak. Tenants are typically responsible for issues stemming from their own actions, like inadequate ventilation leading to condensation.

In your case, mold at the wall-ceiling junction in a humid bathroom is a very common issue in Dubai's climate. This location often points to condensation from daily showers rather than a structural leak. To confirm, check if the mold is isolated to this high-humidity area or if it's also spreading from other corners or along walls, which could indicate a hidden leak.

Your first step is to formally notify your landlord or property management company in writing, with photos. They should assess whether a structural defect is to blame. For condensation-related mold, improving ventilation is key. Run the bathroom exhaust fan for at least 30 minutes after every shower and wipe down wet surfaces. For small patches, a solution of white vinegar can help clean it.

If the problem is extensive, recurs quickly after cleaning, or you suspect a hidden leak, a professional inspection is advised to identify the moisture source definitively. A lab test can also identify the mold species, which is important for assessing any potential health risks, especially for households with allergies or asthma.
