We've lived here for 2 years and just noticed a bunch of black, speckled mold appearing along the bottom of the wall behind our bedroom wardrobe. It's gotten worse since the humidity spiked a few weeks ago. I'm worried about our health and the damage, but as a tenant, am I responsible for the cost of professional mold removal, or is this something the landlord in Dubai has to handle?

The responsibility depends on the source of the moisture causing the mold. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for fixing structural defects and maintaining the property's main systems, like AC and plumbing. If the mold is a result of a leaking pipe, faulty AC drainage, or poor building insulation leading to condensation, the repair and remediation cost falls on the landlord.

However, tenants are responsible for damage caused by their own negligence or lack of maintenance. If the mold is due to your own actions—like blocking ventilation, failing to use exhaust fans, or not reporting a minor leak that then escalated—you could be held liable. The location behind a wardrobe is a common spot for condensation mold, as furniture restricts airflow against a cold exterior wall, especially during Dubai's humid summer months.

Your first step is to formally notify your landlord or property management company in writing, with photos. They should arrange an inspection to determine the moisture source. Do not attempt to simply clean visible mold with bleach, as this often fails to address the root cause and can aggravate spores. For a proper fix, the underlying moisture issue must be resolved first, followed by professional remediation to safely remove the growth and protect indoor air quality. In disputes, the Dubai Land Department is the final arbiter.
