Is landlord required to fix dangerous mold in apartment?« Back to Previous Page

My kids have been coughing for the past couple of weeks and I suspect it's because of the black spots I just found behind the wardrobe in our master bedroom. We've lived in this Discovery Gardens apartment for 2 years and just noticed it when we moved the furniture to clean. Given how humid it's been, how urgent is it that we get this professionally removed, and is this something my landlord is legally required to fix?

Black mold growth in Dubai apartments is a landlord's responsibility to fix if it stems from a building defect like water leakage, faulty insulation, or poor ventilation—common issues in humid climates where AC systems run year-round. The landlord is obligated to address the source of the moisture under Dubai rental law.

However, if the moisture source is tenant-caused, like not using the AC properly or blocking ventilation, the responsibility may fall on you. Given you found it behind furniture, it's likely a pre-existing building issue. Document everything with photos and dates, then notify your landlord in writing. They must fix the underlying cause, not just paint over it.

For suspected Stachybotrys (black mold), professional inspection is urgent, especially with children coughing. Spores can become airborne during cleaning. A certified inspector can identify the species and moisture source. Remediation involves containment, HEPA filtration, and removing contaminated materials. Do not attempt to clean significant growth yourself.
