Is landlord required to fix urgent black mold in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces the outside. It wasn't there during the summer, but since the weather got more humid a few weeks ago, it's appeared and seems to be slowly spreading. I'm worried it's affecting our health and damaging the wall. How urgently do I need to get a professional to handle this, and is this something my landlord in Dubai is legally required to fix immediately?

Based on the description of black mold appearing on an exterior wall following a period of high humidity, this is a situation that requires prompt professional attention. The Dubai climate, characterized by extreme humidity and the constant use of air conditioning, creates ideal conditions for mold growth, often due to thermal bridging and condensation forming within walls.

Under UAE tenancy law, specifically Law No. (26) of 2007, landlords are obligated to maintain the property and carry out necessary repairs to ensure it is habitable. Structural issues leading to moisture intrusion, such as a leak in the building envelope or inadequate insulation causing condensation, are unequivocally the landlord's responsibility to rectify. The presence of mold, which can cause health effects and damage building materials, falls under this obligation. You should formally notify your landlord or property management company in writing immediately, detailing the issue and including photographs.

However, due to the potential health risks associated with toxigenic molds like Stachybotrys chartarum (black mold), we strongly advise against waiting for the landlord's response to assess the severity. A professional inspection is critical to determine the species, the extent of the contamination within the wall cavity, and the root moisture source. DIY attempts can often exacerbate spore dispersal.

For a comprehensive assessment and a legally defensible report to present to your landlord, contact our certified specialists at Saniservice.
